Buyers range from Caymanian families buying their first home to international investors after beachfront condos, canal-front lots, and raw development land, and the market itself covers everything from entry-level apartments to multi-million-dollar Seven Mile Beach residences.
George Town and the Seven Mile Beach corridor are the priciest and most liquid segments, with heavy demand for oceanfront condos and homes in gated communities. South Sound and Prospect offer family homes on larger lots, often with canal access and a boat dock. The eastern districts, Bodden Town, East End, North Side, run more affordable and quieter, with bigger parcels and a mix of older Caymanian homes and newer builds.
Working with a licensed agent or agency is standard: they handle viewings, negotiate offers, and coordinate with attorneys on contracts and closing. Stamp duty is payable on every purchase and varies with property value and whether the buyer is Caymanian.
